The average East Hampshire flat is £198,995, £1,893 below July 2021. Detached homes gained £67,371 over the same five years. District average down 1.2%.

A flat in the East Hampshire district is now worth less than it was five years ago. The average flat or maisonette sold for £198,995 in July 2026, which is £1,893 below the July 2021 figure of £200,888.

Every other kind of home in the district gained over those five years. Detached houses gained £67,371.

The figures come from the UK House Price Index, published by HM Land Registry on 17 September. It is the most recent month available.

  • Detached: up £67,371 to £706,108
  • Semi-detached: up £45,001 to £430,578
  • Terraced: up £30,494 to £332,813
  • Flat or maisonette: down £1,893 to £198,995

Why the flat figure matters here

Flats are the cheapest way into the district. They are what a first buyer can reach, and what a downsizer sells a house to move into.

The flat average has been stuck in a narrow band all year. Every month of 2026 so far has landed between £197,813 in April and £201,746 in June. On the year it is down £7,794, or 3.8%.

Against the district’s peak the gap is wider. Flats averaged £218,546 in October 2022. They are £19,551, or 8.9%, below that.

Flats are also cheap by the standards of everywhere around East Hampshire:

  • East Hampshire: £198,995
  • Havant: £161,921
  • South East region: £207,581
  • Chichester: £217,163
  • England: £217,362
  • Winchester: £229,970

Of that list, only Havant is cheaper.

The district average fell on the year

The average East Hampshire home was worth £440,541 in July 2026, down £5,406, or 1.2%, on July 2025.

It was also down £4,950 on June. And it is £19,002 below the district’s October 2022 high of £459,543.

The index number is 96.6, with January 2023 set at 100. In the Land Registry’s own terms, the average home here is worth 3.4% less than it was in January 2023.

A first-time buyer in the district now faces an average of £309,663, down £3,235 on a year ago.

East Hampshire and Havant fell by the same 1.2%. Winchester, next door, rose 2.1%. There is no single Hampshire market.

Two cautions on these numbers

This is a mean, not a median. The UK House Price Index averages every sale in the district, so a handful of large sales in a month pulls the figure up. The district contains both Bordon and the villages of the South Downs, and one average covers the lot.

Recent months get revised. In August we reported the June average as £446,392. HM Land Registry has since revised June down to £445,491, a cut of £901. Sales volumes lag further still: the index has no volume figure yet for June or July, and the last complete month is May, at 121 sales.

What it means for you

  • Selling a flat: the market has not moved in your favour since 2021. The average is below where it was five years ago and below the October 2022 peak by nearly £20,000.
  • Buying a flat: at £198,995 the district average is £8,586 below the South East flat average and £18,367 below England’s.
  • Selling a house: detached and semi-detached values are still well above 2021, even after a year of small falls.
